How long does an analysis take?
Analyses typically complete in 30 seconds to 1 minute. Results for previously analyzed addresses are cached, so subsequent lookups are instant. Cached results don't consume credits.
What's included in an analysis report?
Reports include detection of 17+ nearby facility types (supermarkets, convenience stores, hospitals, schools, parks, etc.), 5-dimension evaluation scores for education, healthcare, shopping, transportation, and safety, radar charts, and an interactive map.

How do I use it?

How are the scores calculated?
Scores are calculated across 7 dimensions, each rated 0–10, for a maximum total of 70 points. (1) Living Convenience: count of daily facilities like convenience stores and supermarkets. (2) Education: distance to the nearest school + school count bonus. (3) Medical: distance to the nearest clinic or hospital + facility count bonus. (4) Transportation: distance to the nearest station (within a 20-minute walk) + bonuses for station interchange quality and nearby line structure. (5) Safety: starts at 10, with deductions for flood, landslide, and tsunami risks from hazard maps. (6) Nature: distance to the nearest park + green space and water features from OpenStreetMap. (7) Investment: composite of station proximity, real estate price trends, infrastructure density, and safety.
Does a low score mean the area is unpleasant to live in?
Not necessarily. Scores are objective indicators based on surrounding environment data. For example, a suburban area may score low on living convenience but offer a quiet, natural environment that suits many lifestyles. Please interpret scores in the context of your own priorities. The AI summary also provides nuanced commentary to help you decide.
Can scores change for the same address over time?
Yes. Changes in nearby businesses, hazard map revisions, and real estate price fluctuations can all affect scores over time. Results are cached for a period, but you can use the "Re-analyze" feature to get fresh results based on the latest data (uses 1 credit).
Do I need to include the full street number for accurate results?
Including the full address down to the street number gives the most accurate analysis. A chome-level address is usually sufficient. Uploading a property listing image lets AI extract the full address automatically for the best results.
How frequently is the data in the analysis report updated?
Facility data from Google Maps is fetched in real-time at analysis time. Hazard map and land price data come from Japan's Ministry of Land, Infrastructure, Transport and Tourism (MLIT) Real Estate Information Library API and follow official government update cycles. Use Re-analyze for the most current information.
How much is Japan's 60m² in Chinese terms?
Japan's property area (exclusive area) doesn't include shared spaces. In Chinese construction area terms, 60m² equals roughly 75-85m² (with 20-30% shared area ratio). Use our area converter tool for exact calculations.
